On-Site Management Services
When requested, Property Managing Agents can assign a Property Manager to a Community to provide a more highly visible, significant and effective presence. This is commonly referred to as “On-Site Management” and entails providing the assigned site Manager with an office in the Community. The number of hours of On-Site Management is to be dictated by the Association and should be set forth in the Management Agreement. On-Site Management typically occurs in larger residential Communities with recreational amenities. Experience shows that there is a correlation between the size of a Community and the number of issues requiring Management’s input on a daily basis. Although On-Site Management may be more expensive than its counterpart, Off-Site Management, it is clearly appropriate for larger Communities and/or for those Communities who desire a higher level of professional Management.
